At Clawford Lakes in Devon, a multi-phase leisure development has added fresh energy to this award-winning destination — and we’re proud to have played a key role in bringing it to life.
Working as part of a multidisciplinary design team, Oatway Design Ltd delivered RIBA Stage 3 and 4a Mechanical and Electrical Services Design for both the upgraded indoor pool and the newly constructed outdoor pool area. This included LTHW heating, domestic hot and cold water services, ventilation for changing and pool areas, above-ground drainage, general electrical services, and external lighting.
To support the expanded facility, we also reviewed the park’s water infrastructure and calculated new load requirements — helping ensure the site was future-ready and operationally resilient.


Future-Proof Systems, Designed with Purpose
Our design approach centred on clarity, coordination and performance:

  • Integrated Systems – HVAC and electrical services were harmonised to deliver efficient, cohesive outcomes.
  • User-Centric Design – prioritising comfort, adaptability, and safety for both visitors and staff.
  • Sustainability – energy-efficient plant, low-energy lighting, and resource-conscious infrastructure.
  • Lifecycle Value – careful planning to support cost-effective operation and long-term flexibility.

Working in a live environment with an evolving masterplan meant that a phased and responsive strategy was essential. We developed a coordinated design that respected the site’s constraints while ensuring minimal disruption to operations.

The project demanded clarity not only in engineering but also in communication — particularly with a client group that included international stakeholders. Our documentation brought together relevant UK regulations and best practice standards, providing a clear design narrative and supporting confident decision-making throughout.


Now complete, the new outdoor pool area is a vibrant and welcoming space that complements the indoor facilities — and the start of summer feels like the perfect time to share it.
