Oatway Design Ltd delivered RIBA Stage 4 mechanical services design consultancy for the redesign of the main retail, staff, and meet-and-greet spaces at Chessington World of Adventure Resort’s Paw Patrol Land. The building services strategies implemented balanced visual design with practical infrastructure, ensuring spaces were built for both visitor and staff experience as well as long-term operational resilience.

Project Overview 

As part of the Resort’s site development, the main retail, staff, and meet-and-greet areas within Paw Patrol Land were remodelled to include modern, high-performing systems. 

Oatway Design’s aim was to help create a comfortable environment for families meeting the Paw Patrol team while providing functional facilities for theme park staff. We reviewed internal building systems to specify continuous maintenance measures and install long-lasting features that save energy and heat across retail zones, bathrooms, and staff changing areas; with a strong focus on indoor air quality, operational energy efficiency, and lifecycle value.

Mechanical service design prioritises efficiency, comfort, and sustainable performance across operational zones:

  • User-Centric Comfort and Inclusivity: Delivering responsive ventilation, heating, and cooling designs across retail spaces, meet-and-greet areas, and dedicated male, female and accessible staff changing facilities.
  • Sustainability & Thermal Efficiency: Implementing heat-retaining and heat-prioritisation equipment to optimise temperature performance while controlling operational energy costs.
  • Sensory Mitigation: Integrating acoustic and vibration reduction measures, sealed interior drainage design to isolate odours, and temperature-regulated water systems to maintain safety and comfort.
  • Lifecycle Value: Selecting durable, long-lasting equipment with planned easy-access maintenance paths to minimise operational disruption during ongoing servicing.

Compliance & Infrastructure Precision 

To ensure complete site safety and high environmental performance throughout the redevelopment, all mechanical systems were specified in strict compliance with British Standards, CIBSE guidance, and operational benchmarks . 

  • To enhance guest comfort in high-footfall retail and meet-and-greet zones, the mechanical design incorporated custom MVHR systems that directly improve Indoor Air Quality (IAQ) whilst keeping vibrational output to a minimum to reduce environmental noise. 
  • During construction and maintenance stages, we provided oversight to ensure staff safety, including following CIBSE TM31 standards and BSRIA guides to ensure compliance with regulation standards.

The coordinated mechanical design emphasised the need for modern infrastructure and maximising interior spatial potential whilst respecting the site’s existing structural footprint. By balancing commercial efficiency behind the scenes, with comfort and utility in public areas, the right mechanical infrastructure enables staff to operate effectively and ensures visitors enjoy a seamless experience throughout the day.
